New HQ for PhoneWatch

Unit 3/4 Sandyford Park: 1,393sq m (15,000sq ft) of flexible office space

PhoneWatch is seeking a new HQ office building in Dublin to facilitate its expansion after it announced the creation of 230 jobs last month. The company is looking for between 1,858 and 2,322sq m (20,000 and 25,000sq ft) of modern office space preferably on a single floor plate and will consider high profile city edge locations and buildings near the M50 with an on-site car park allocation of over 40 spaces.

BNP Paribas Real Estate has been retained by PhoneWatch to acquire its new HQ. The agency is also attempting to assign/sublet the lease of PhoneWatch’s offices at Unit 3/4 Sandyford Park in Sandyford Business Park. Fronting onto Burton Hall Road this self-contained two-storey office building extends to 1,393sq m (15,000sq ft) and can be split to accommodate size requirements from 465sq m (5,005sq ft) upwards. The offices also come with 38 on-site car-parking spaces. Passing office rents in the area are around €15/€16 per sq ft.

Keith O’Neill of BNP Paribas Real Estate says Units 3/4 “would be a cost-effective solution for companies seeking to avoid significant fit-out costs at lease commencement. The accommodation is predominantly open-plan and could easily be adapted to suit a variety of business uses.”

PhoneWatch is a leading monitored home security solutions provider which employs 150 people in Ireland. It was acquired by the Norwegian Sector Alarm Corporation in 2013.
