The Maldron Hotel Citywest and Kingswood House, close to Citywest Shopping Centre in Dublin 22, goes on the market today on the instructions of receiver Kieran Wallace of KPMG.

Tom Barrett of Savills is guiding €3.75 million for the three-star hotel which has 129 bedrooms.

It adjoins Kingswood House, a detached period house which was renovated and extended to provide a restaurant, bar and functions facilities.

There are 125 car parking spaces at ground and basement levels.

Dalata Hotels have managed the hotel since 2007, a year after it opened.

However, the property is available free from a management agreement if required by the new owners.

The hotel stands alongside the N7, the primary road linking Dublin to Limerick and Cork, and derives much of its business from the substantial passing trade.

It is also close to the M50 which carries traffic to Dublin Airport.

Barrett says the launch of this lot size was rare in the Dublin hotel market.

“This is a great opportunity to buy a profitable Dublin hotel because of its convenient location and successful trading.”
