Monaghan County Council is seeking about €617,762 per hectare (€250,000 per acre) for three prime industrial development areas it is selling, a short distance east of Monaghan town.
It has been brought to market by Avison Young, which is now seeking expressions of interest in the industrial/enterprise and employment lands. The entire site comprises about 6.47 hectares (16 acres). The selling agent expects “keen interest” from owner-occupiers.
The lands are positioned in an accessible and high-profile location off the N2 at Annahagh Roundabout, directly opposite Monaghan fire station, Combilift global headquarters and the Civil Defence building, a short distance east of Monaghan town centre.
Area A comprises 0.97 hectares (2.4 acres); area B is 2.42 hectares (six acres); and area C is 3.07 hectares (7.6 acres). A number of site layout development options are available.
Monaghan is in the northeast of the State, about 1½ hours by road from Dublin, Belfast and Derry.
Monaghan County Council’s vision for the Annahagh lands is to develop a high-quality campus-style environment. As such, the land presents a unique opportunity for owner-occupiers to acquire and develop fully serviced sites with potential for industrial/enterprise/employment and logistic uses, ranging from 0.80 hectares (two acres) upwards.
The council’s plans for the site include the construction of internal estate roads and footpaths, ancillary services including public lighting, foul and surface water and water mains. It will provide ducting for electricity and telecommunications connections. It is expected that a Part 8 planning application will be submitted for the estate infrastructure in early 2025.

Interested parties must submit expression-of-interest forms to the offices of Avison Young by 5pm on Friday, February 14th.
