Northside drives €1m-plus house sale growth, while D4 premium sales slow

With sales of residential properties in the €1 million-plus bracket up by 25 per cent in the year, it was interesting to see just where those sales took place according to the latest MyHome.ie figures.

Dublin as usual accounts for the bulk of sales at the high end accounting for 709 (or 80 per cent) of the national total of 826. But the northside has registered a substantial jump of 54 per cent in €1 million-plus transactions to 103 in 2017. Clontarf and Castleknock were the strong performers here, while Malahide drove 58 per cent growth of €1 million-plus sales in north County Dublin.

On the southside these sales rose particularly sharply in Dublin 6, by 33 per cent to 136, where it has outstripped that traditional bastion of premium property sales, Dublin 4.

Here, €1 million-plus sales were down 10per cent to 127, possibly reflecting a shortage of stock coming on stream.

The coastal stretch from Booterstown to Killiney accounted for just under a third of €1 million-plus sales with Dún Laoghaire/Glenageary registering the strongest growth here, up by 43 per cent to 53 houses.

Gorse Hill of course was the most expensive house sale of 2017 at €9.5 million, and the Killiney/Dalkey area saw a 33 per cent lift in €1 million-plus transactions.

Outside Dublin the most expensive house sold was in Blackrock in Cork for €4.1million.

There are currently 506 properties available to buy for more than €1 million on MyHome.ie which at this point in the annual sales cycle would indicate further growth in this sector in 2018.
