Two-storey-over-basement house has four bedrooms and a long rear garden


Garville Avenue in Rathgar has a wide range of period house styles, mostly Victorian and some very large. Recent sales have included a renovated quite grand detached villa and terraced house that was in bedsits and needed everything.

So it's one of those roads, and there are many in Dublin 6, where the Property Price Register isn't much of a guide for would-be buyers. The latest house to come on the market on the road is number 28. It's a double-fronted, terraced house with four bedrooms and a 33m rear garden. The two- storey-over-basement house is for sale by Sherry FitzGerald for €1.795 million.

Double-fronted houses always feel more spacious and, off the bright hall, light comes from a tall sash window on the first return and another in the hall return – there are two reception rooms and a small study. The main living room on the right off the hall has a small sunroom to its rear with access down to the back garden. The reception rooms have original period details such as fireplaces, shutters and cornice work.

The current owners bought in the late 1990s when the house had already been renovated and they made some changes, particularly to the bedrooms. Upstairs they knocked two bedrooms together to create a large main bedroom with windows looking out over both the front and back garden. That bedroom still has two fireplaces -– which looks slightly strange -– and it would be an easy enough job to reinstate the wall and make it two bedrooms again.

Signature look
That's something new owners, if they have small children, might consider because this house has only two bedrooms upstairs – the other two bedrooms, both with smart new en suites are down at garden level.

Also at garden level is a dining room and a small kitchen which is fitted with reclaimed pine units topped with black granite.

Indeed, stripped pine is very much the signature look in this house as previous owners stripped back all the timber including the interior doors, window shutters and floorboards. New owners will almost certainly redecorate and repaint all that wood.

The back garden is lovely - mature and full of trees, shrubs and flowers with a patio area just outside the kitchen door and there is pedestrian access onto the mews lane that runs at the rear of these houses. New owners might consider building a larger eat-in kitchen at the back – there’s certainly enough space without compromising the garden. There is no off-street parking.
