Three-bedroom house with attic conversion and contemporary extension


The recent history of 59 Beechwood Avenue Upper in Ranelagh gives an interesting insight into the property market in the popular Dublin neighbourhood. The three-bedroom semi-detached redbrick came on the market – briefly – last September for €925,000.

It’s back on now and the price has jumped considerably to €1.1 million, through Sherry FitzGerald. Put another way, the agent must consider that the value of the Dublin 6 house has increased in just that short time by around €5,500 a month.

Looking further back to the last time the house sold yields equally startling figures.

Its present owners bought it in 2006 for €1.6 million. It was in two flats and so needed top- to- bottom renovation which they did while also adding a contemporary single-storey extension at the back to make space for a large open-plan eat-in kitchen.

The Victorian house has been rented for the past number of years and so is being viewed unfurnished.

It measures 166sq m (1,787 sq ft) – although that includes the attic conversion, a large room with rooflights which, under planning rules, does not count as a bedroom.

The kitchen extension runs the width of the rear of the house and is fitted with Scavolini high-gloss units against one wall as well as a large stone-topped island. It is floored with cream marble tiling. The exterior of the new extension is striking with its near double-height section and copper cladding. A mostly glazed rear wall, with double doors, looks out onto a strip of decking and the small back garden.

The original interconnecting reception rooms were renovated and both have feature fireplaces and polished timber floors. The kitchen is accessed through the hall and also down a couple of steps from the back reception room.

Upstairs there are two large double bedrooms as well as one small double in the back return. The bathrooms, including the en suite in the front bedroom, the family bathroom and the guest toilet downstairs, are smartly fitted out with mosaic tile detailing and contemporary fixtures.

Parking is on-street and there is a pedestrian side entrance and a railinged garden to the front.
