New homes: First phase of A-rated properties in Clongriffin

Three- and four-bed houses in Cairn Homes scheme in Dublin 13


Parkside is a development by Cairn Homes that when completed will comprise some 400 A-rated houses at Clongriffin, Dublin 13.

Phase one, launching today, consists of 25 three- and four-bedrooms houses, the three-bedrooms from €299,000-€325,000; and the four-bedroom houses, €345,000-€385,000, through agents Hooke & MacDonald.

The three-beds will range in size from 107sq m (1151sq ft) to 110sq m (1183sq ft); the four-beds from 132sq m (1,420sq ft) to 150sq m (1,614sq ft). All will have sleek contemporary-style kitchens by Nolan Kitchens. The showhouse has been fitted out by Denise O'Connor of Optimise Design. From Parkside the Dart station at Clongriffin is a 15-minute walk and next September two new primary schools accommodating about 1,000 pupils will open in the vicinity.

Last June, Cairn Homes made headlines when it floated on the stock market raising over €400 million in new equity capital in its London Stock Exchange debut. Cairn is the first Irish homebuilder to float since McInerney Holdings in 1997.

Set up last year, it was founded by Scottish accountant Alan McIntosh and Michael Stanley, the company's chief executive and formerly chief executive of Stanley Holdings. He also co-founded Coastland Partnership, focusing on development in Dublin and London.

Cairn Homes is set to build over 1,000 homes in Dublin including Marianella an eight-acre site in Rathgar, formerly the headquarters of the Redemptorist religious order, that the firm paid close to €43 million for just after it floated.

Through architects O’Mahony Pike it has planning for 211 apartments and houses, with a smaller number of family homes.

Construction is scheduled to begin early next year.

Galway

Last August the firm paid just over €5 million for a site at Ard na Glaise in Stillorgan.

Rahoon in Galway is a scheme of 170 three- and four-bedroom townhouses and Moathill, Navan, a 10-acre site that is in the design phase.

The firm is also reported to have completed an €18 million deal for a prime eight acre site close to the Luas line at Carrickmines near Foxrock that has planning for 158 homes, 37 two-, three- and four-bedroom houses, and 111 apartments.
