Originally developed by Manor Homes in 2007, Barnwell houses were on the market in 2008 asking €360,000 for a 93sq m property.
In 2012, receiver Tom Kavanagh of Kavanagh Fennell sold the remaining 30 houses asking half of their original selling prices.
Now the McGarrell Reilly Group, after the success of a further 30 houses selling over two weekends in May 2015, are launching the next phase of the development – Barnwell Square, which will be completed by spring 2016.
The three-bedroom townhouses and semi-detached homes vary from 110-112sq m – not a huge difference, and prices start at €265,000 for townhouses – the same price as the last release of townhouses. However, agents Kelly Walsh could not confirm the asking prices for the semi–detached properties in advance of their release this weekend, October 3rd and 4th.
Houses have A3-energy-ratings, modern kitchens by Kitchen Elegance and a swish “Climote” – a remote control system to switch heating on or off remotely, via a mobile phone.
“We will launch a further phase in March 2016, consisting of 15-18 units and after that it will be whatever the market dictates, as there is capacity for a couple of hundred further units – subject to planning,” says Helena Kelleher of Kelly Walsh Property Advisors.
All houses are subject to an annual management fee of €250, which covers communal areas and general estate management.
