New homes: Cosgrave finish in Glenageary

New phase of 20 A-rated three-storey, four- to five-bed terraced homes


Having sold the first 30 houses in the Cosgrove-built Roseland development at Cualanor, Dún Laoghaire last May, agents Hooke & MacDonald are today releasing a new phase of 20 large houses with four bedrooms plus study. Prices – which are the same as they were in May – start at €715,000 for a terraced 220sq m (2206sq ft) house.

Built on the site of the former Dún Laoghaire golf club this development is on the other side of Glenageary Road Upper to Honeypark, another Cosgrave development, which fronts onto Park Pointe shopping centre, where 400 of its 900 units have been built.

The A-rated Roseland houses have all of Cosgrave's signature features including two living rooms, one on the ground floor that can double as a playroom and a second space on the first floor, that is the width of the property and feels like a real escape. The price includes all the appliances in the showhouse, something many other developers no longer offer. The bathrooms – decorated by Brian S Nolan – are also fitted out as per the showhouse.

The houses have four or five bedrooms and here the fifth bedroom has been designed as a study to give flexibility to the layout. The build includes a heat recovery ventilation (HRV) system that offers excellent air quality and high quality insulation, and argon-filled glazing keeps the heat in during the winter and the excess solar gain out in the summer.

Of the 20 units, 18 are terraced houses. The two semi-detached properties included in this phase are the same size as the terraced houses and will cost €760,000.

When complete the Cualanor site, 31 acres in size, will comprise 900 units of which 175 will be houses. The rest will be apartments.

Included in the grounds is a landscaped 6.5-acre park with a children’s playground next to the houses, and pedestrian access to Tivoli Road, a short walk from Dún Laoghaire town centre.
