A study in style in Ranelagh

1 Oxford Road, Dublin 6. €750,000

Even avid Ranelagh property hunters – and there is a determined band of them, expert on every road in the Dublin 6 neighbourhood – will be surprised by the size and particularly the proportions in 1 Oxford Road.

At any given time there is always one house for sale on the busy road that links Mountpleasant with Charleston Road but, despite looking mostly the same, they tend to be quite different in terms of size.

Number 1 is at the end of a terrace of three redbrick houses built at the Charleston end of Oxford Road and, as it was built on a larger site than its neighbours, it is surprisingly spacious inside with the two reception rooms and the bedrooms being particularly large.

The three-bedroom house, for sale through Gunne for €750,000, is stylishly decorated. Signature pieces, particularly the mirrors in the living rooms and hall, were bought to perfectly fit the space, so viewers are really seeing this house at its best.

The house is in walk-in condition – quite unlike its next door neighbour which sold late last year for half this one’s asking price.

It last changed hands less than five years ago and the owners are selling to move outside Dublin. In their time here they extended the house – going up into the attic to make a light-filled room. They also carried out improvements in most rooms that made a difference to how the space is used.

Off the wide hall are two large interconnecting reception rooms with high ceilings and polished floorboards. The owner added attractive period fireplaces and double-glazed doors in the back room opening out onto the garden.

The eat-in kitchen is in the back return (there are new, contemporary-style units) and has access to the garden. A large utility room at the far end also doubles as a guest toilet.

Upstairs the three bedrooms are doubles: two very large, while the smaller one, in the return, has an en suite.

There is rear pedestrian access through to the garden which is very much a grown-up, atmospheric and stylish space, though families with small children may be put off it as it is paved with reclaimed bricks and landscaped with flowers, shrubs and mature trees.
