Arklow builder Greg Kavanagh has applied for permission to build 22 houses on the sites of Genazzano and Villa Maria on Harold's Grange Road, Rathfarnham. The sale of the 1.68 acre site closed in August of this year through Bannon estate agents for €2,680,000, representing a price of approximately €1.6 million per acre.
While the previous owners, Clane-based Westover Developments Limited, were granted permission for 24 three-storey five-bedroom homes, Kavanagh's Vimovo Harold's Grange Limited is now applying for a reduced 22 three-storey homes, this time with four bedrooms each.
Twenty of the proposed homes will be semi-detached and approximately 1,730 sq ft (161sqm) in size. There are two detached houses, both of which are marginally larger, extending to 1,765 sq ft (164 sq m). In addition to the houses, there are a number of public open spaces and 44 parking spaces – two in front of each house. Kavanagh's New Generation Homes recently launched their latest scheme on Rathmichael's Ferndale Road, with 11 luxurious homes starting from €1.2 million.
Once a semi-rural road, Harold's Grange Road has become a development hotspot as of late, with the neighbouring Grange Hill development now under way on the 6.4 acre land bank formerly occupied by three houses on substantial grounds – Grange Hill, Ancrum and Deerfield.
The 19 homes being built in phase one of the development were for sale off-plan by the developer, Victoria Homes Limited, with no further bookings being accepted according to their website.
The developer advertises prices ranging from €635,000 for a mid-terrace four-bed and from €755,000 for a semi-detached five-bed.
