Landmark Developments is claiming sales of office and retail space worth up to €60 million for the first phase of the John Rocha-styled Beacon Court office complex in the Sandyford Industrial Estate, Dublin 18, which will officially open for business on May 1st.
The company says it also has €14 million in pre-sales contracted for its second phase.
The initial phase of 140,000 sq ft comprises offices, retail and a crΦche, and has a mix of insurance, engineering, accountancy, travel and computer firms as well as a health board office.
Units cost €501 per sq ft, and there have been two rentals at €26.67 and €29.21 per sq ft. Nearly 20,000 sq ft of the second phase of 130,000 sq ft is reserved a year ahead of completion. The third phase will be bigger, with around 180,000 sq ft.
Beacon Court was styled by fashion designer John Rocha and designed by the Traynor O'Toole partnership. Offices have a high proportion of glazing to maximise natural daylight and overlook internal streets and landscaped courtyards.
The shopping avenue has a glass roof and amenities like a 200-seat restaurant, florist, bank, dry cleaners, cafΘ, hairdresser, medical centre, gym, crΦche and Montessori school.
The six-acre site has space for 1,000 cars and extensive outdoor walkways, landscaping, water features, miniature trees, shrubs and public art pieces.
Design consultant John Rocha has combined traditional building materials like wood, stone, and glass with innovative use of light, water and living plants to enhance the internal and external spaces.
