With an increasing number of firms decentralising from greater Dublin because of labour shortages, high commercial rents and traffic chaos, there is likely to be interest in the former Asahi plant at Killala, north Mayo, which is for sale three years after its closure.
At a time when the cost of buying new and second-hand commercial units is rising almost by the week, the 125,000 sq ft Mayo complex must seem good value at a guide price of over £3.5 million.
That works out at £25 per sq ft for the main plant and £40 per sq ft for two smaller buildings.
Because of the size of the main building - it is more than 200 ft wide and from 20 to 38 ft high - it is thought likely that it will be divided into smaller units. It is fully air-conditioned and suitable for a whole range of businesses, including manufacturing, technology, warehousing and logistics companies. The site also includes two smaller buildings, one 8,000 sq ft and the other 6,000 sq ft.
The vendor says that with 1,000 pairs of ISDN lines feeding into the plant, it would be ideal for a telecommunications centre or as a base for technology companies. The IDA, Enterprise Ireland and Mayo County Enterprise are all apparently willing to provide funding for particular industries setting up in north Mayo.
Killala is six miles from Ballina and within an hour's drive of Galway and Roscommon. The area is about 15 miles from the Corrib gas field. Selling agents are Declan Byrne and Co, Sligo.
