A 12.5-acre residential site on the edge of Celbridge in Co Kildare is quoting €750,000 per acre – or €9.4 million – through agent Coonan Property.
It is accessed off Shackleton Road about 1km from the centre of this fast-growing commuter town. Three schools are within 500m of the site while shops and a new primary-care health centre are less than 1km away.
The site is zoned "new residential" under the Celbridge Local Area Plan 2017-2023 to provide new residential developments in a sustainable mix of house types, sizes and tenures.
Given the site’s size, it is probable that any future planning application would be big enough to be fast-tracked under the Strategic Housing Development Act.
Celbridge is about 21km from Dublin city and is accessed via the M4 on the Dublin/Galway route. A stop on the 67X Dublin Bus route is within walking distance of the site. The bus serves Dublin city centre and UCD’s campus at Belfield. Hazelhatch train station, which has a regular service to and from Dublin, is also within a short drive.
