Work is to proceed before the end of the year on a large office and apartment scheme in Dublin's south docks following yesterday's decision by Dublin City Council to grant planning permission for the €200 million-plus project.

Global estate company Kennedy Wilson and Nama are to jointly fund the Capital Dock project of 29,356sq m (316,000sq ft) of offices across three buildings and 204 apartments on the 4.8 acre waterfront site at Sir John Rogerson's Quay.

One of three apartment blocks will be a 23-storey tower. The first office building is to be completed by mid-2017 while the homes will be ready in early 2018.

The site is already substantially remediated and has two-storey basement works in place which will shorten the construction time.

The scheme will have water views on three sides and a 1.5 acre park.

Capital Dock has been designed by Dublin architects O’Mahony Pike as one of five key dockland hubs. Its accessibility will be improved with the planned pedestrian footbridge across the Liffey to link with Point Village and the Luas. As the majority partner, Kennedy Wilson will act as development manager. Nama’s equity stake is around 15 per cent.
