Law firm Ronan Daly Jermyn (RDJ) is the latest company to agree rental terms for space at The Exchange building that is rapidly nearing completion in the heart of Dublin's IFSC.
The letting, arranged through joint agents Savills and JLL, is for 630sq m (6,781sq ft) of space on the ground floor of the six-storey block at €538.20 per sq m (€50 per sq ft) over a 20-year lease term with a break option after year 10.
In June, the Food Safety Authority of Ireland was the first to agree rental terms for space at The Exchange – it is taking up 1,769sq m (19,041sq ft) on the first floor.
The Exchange, which is being forward-funded by Iput and due for completion in October, will be the first new-build office space to be completed in the IFSC since 2003.
It will have 9,750sq m (105,000sq ft) of grade A office accommodation with a retail unit of 109sq m (1,173sq ft) fronting on to George’s Dock and another 47sq m (506sq ft) shop fronting Common Street. There are also 37 car-parking spaces and 133 bicycle spaces.
Luas line
The Exchange is beside the docklands Luas line, adjacent to the Citi Group building, 50m from CHQ and about five minutes' walk from Connolly Station. Nearby employers include KPMG, Wells Fargo, JP Morgan Chase, SIG and Zurich, PwC, Morgan Stanley, and BNY Mellon.
RDJ was named "2017 Law Firm of the Year" at the Irish Law Awards. It is one of Ireland's top 10 legal practices with offices in Cork, Dublin, Galway and London, and a staff of more than 230. "The new, larger space affords the firm further facilities for growth," says RDJ managing partner Richard Martin. "This brand new building will provide our people, and our clients, with a bespoke, state-of-the-art space."
The joint agents are now quoting 565 per sq m (52.50 per sq ft) for the remaining space at The Exchange which can accommodate up to 1,200 employees.
