Joint agents French Estates and O’Neill & Co are guiding a price of €1.9 million for a “ready-to-go” development site in one of Kildare’s most popular residential locations.

Situated at the heart of Kill village, the subject holding extends to an area of three acres and comes for sale with full planning permission for 26 new homes and the conversion of the site’s existing structure – the landmark Marsville House – to a medical centre. The listed building which is vacant was occupied previously by the HSE.

The site itself is bordered by mature trees, many of which will be kept under the current scheme which has been designed by OMS architects.

John Bosco French of French Estates and Darac O’Neill of O’Neill & Co say they expect the completed development to appeal to first-time buyers looking for homes in close proximity to Dublin and Naas. They believe the scheme will also prove attractive to “empty nesters”.

Kill village is located within a short drive of the M7, M50 and the wider motorway network. Dublin city centre is within 30km of the site while the large-scale employment hub of Citywest Business Campus is less than 15km away. In terms of public transport, numerous bus routes serve the area while the regular commuter train link to Dublin city centre is available at Sallins, which is 6km from Kill village.

Kill and its surrounding area has long-established and strong equestrian and bloodstock links with the local and wider economy, and benefits from its proximity to the heart of Ireland’s equine industry. Punchestown, Naas and the Curragh racecourse are all within easy reach.

Kill is also located within a short distance of some of Ireland’s best known golf courses and resorts including the K Club in Straffan, Palmerstown in Johnstown and Carton in Maynooth. The rapidly expanding Kildare Village outlet centre is within 15 minutes’ drive directly via the M7.
