118-acre Killamonan Business Park occupies prime location next to M2 at Blanchardstown

A major landholding near Blanchardstown with potential for significant re-development as a business park, is being brought to market for € 35 million. The site is expected to attract interest from major developers and investment funds pursuing industrial and logistics opportunities within the greater Dublin area.

Known as Killamonan Business Park, the landholding is currently undeveloped and mainly in agricultural use. It sits adjacent to a 55-acre plot, known as the M2 Airlink land, which was sold by Cushman & Wakefield to Iput earlier this year for a reported price of €26 million.

A number of the parties who vied for those lands are expected now to turn their attention to Killamonan Business Park, which has capacity for a substantially larger development.

Extending to about 47.92 hectares (118.40 acres), the subject holding sits next to the Cherryhound Interchange, near Blanchardstown, on the M2. About 114 acres are located to the southeast of the M2, while two separate land parcels comprising about four acres in total are located on the opposite side of the M2 link road. There is an existing dwelling on part of the lands known as Killamonan House and Gardens, which extends to about 1.5 acres and also forms part of the sale.

Offered for sale in one lot via private treaty, the site is zoned entirely for general employment use under the current Fingal County Development Plan 2017 - 2023. The lands also have the benefit of the Cherryhound Local Area Plan 2017 - 2022). which provides a framework to facilitate their development.

The site is located close to a number of major transportation links including Dublin Airport (3km), the M50 motorway (5km) and the Dublin Port Tunnel (13km).

Joint agents Cushman & Wakefield and Savills expect to see considerable demand for the asset due to the combination of its location and the opportunity it presents for a commercial development of considerable scale.
