Anyone thinking of giving the gift of property this Christmas could snap up a Ballsbridge mews house for £650,000 (€825,000).

New to the market this week, the four-bedroom house at 48 Raglan Lane in Ballsbridge, Dublin 4, is for sale by private treaty through Gunne Residential.

Concealed by a high wall, the newly-built house is designed in traditional style and is surprisingly large at 1,700 sq ft. It has a parking space in front and a good-sized garden to the rear with granite walls and a westerly orientation.

Selling agent Peter Kenny expects the property to appeal primarily to older buyers who may be trading down from larger period houses in the area. High ceilings, reclaimed wide plank timber floors and attractive sash windows give it the feel of an older house while the layout allows for plenty of storage space and larger items of furniture.

High double doors and a single door open from the street into an enclosed gravelled courtyard with enough space for a small car. There is also designated residents' parking on the laneway outside the house.

A glazed door opens into a lobby which then leads directly into the livingroom. This is a terrific room that runs the full width of the mews. A period-style marble fireplace gives focus to the room, while light comes in from tall windows overlooking the front courtyard and glazed doors leading to a conservatory, and to the kitchen.

The kitchen has a working area with cherrywood fitted units and plenty of space for a dining table and chairs at the far end, where a bay window overlooks the leafy back garden. There is also access to the conservatory, with its paved terracotta floor. The conservatory links the kitchen, cloakroom and shower room. A small room at the front of the house, off the entrance lobby, could be used as a study, bedroom or store room.

Upstairs a wide landing adds to the overall feeling of space. The largest of the bedrooms has an attractive arched window overlooking the back garden as well as a sash window to the side. This room has a walk-in wardrobe, but no en suite. It shares a good-sized bathroom with the remaining three bedrooms, two of which are doubles.
