Built in the 1880s, Number 41 Raymond Street, off the South Circular Road in Dublin 8, is a fine example of a house that negotiates a successful balancing act between the old with the new.

There are a remarkable amount of intact period features in this house, which will be auctioned on September 19th through Sherry FitzGerald. The guide price is £300,000 (€381,000).

The livingroom alone is a mini-Victoriana with a ceiling centre rose, a large sash window with the original shutters, an imposing black cast-iron fireplace and the original floorboards, which have been polished with a dark stain.

Located at entrance level, the livingroom also has a high ceiling, white wooden panelling beneath the window and deep coving.

The terracotta-coloured walls, gas-fire inset and the shelving around the fireplace provide jolts of modernity.

A bold use of colour and polished wooden floors are hallmarks of the house.

Several steps to the rear of the dark red dadoed hall lead down to the basement, which comprises an understairs storage area, a bright and stylish kitchen and a double bedroom.

Maple shaker units are enlivened with a sleek stainless-steel circular sink, chrome hob and press handles, glass-front cupboards and a blue surround. Spot and recessed lighting complete the look.

An archway leads through to the yellow-walled dining area with an exposed brick mock-fireplace used to house a wine rack. French doors open onto a paved rear garden with a border of trees and shrubs, a shed and a creeper-clad stone end wall .
