DUBLIN 3: €1.85m:THE legacy of the boom years is that houses were renovated with the kind of no-expense spared lavish finishes we are unlikely to see again. Number 28 Castle Avenue in Clontarf, Dublin 3, is one such house.

Bought in 2006 along with Number 27 , it was an epic renovation project that saw the owners convert the semi-detached three-storey Victorian houses into impressive family homes.

Number 27 sold some months after it went on the market in May 2008 asking €4.5 million. Number 28 briefly went on the market in 2009 asking €3.6 million but was subsequently let to corporate tenants. It now has a substantially reduced price tag of €1.85 million though Gallagher Quigley

Built in 1881, it is a fine house of some 372sq m (4,000sq ft) with a ground floor that is perfect for family living. There’s a big room with high ceiling to the front with a bay window that the tenants have been using as a playroom. The wine cellar off is located under the granite steps leading up to the front door. There’s another smaller sittingroom that could be a TV room which leads to a dining area in the extended part of the house with a domed glass ceiling.

The big Hamptons-style kitchen has Belgian oak floors, an island to beat all islands and a chill out area with sofas. Floor-to-ceiling glass doors lead out to the garden which has a curved deck and Indian sandstone path leading to a little self-contained cottage. On the first floor there are two big formal interconnecting rooms with matching high marble fireplaces and high ceilings.

There are four good-sized bedrooms, several of them en suite and a lovely folly-type conservatory with a mosaic floor on the top floor over the main entrance. The house has an abundance of designer fitted bathrooms, storage space and underfloor heating.
