HOUSES ON Herbert Park don’t come up too often so even at €3.5 million – very much in the top price range in Dublin these days – there will undoubtedly be good interest in 12 Herbert Park. It’s a fine, three-storey late Victorian redbrick – as solid and impressive as they come – and the location, beside Herbert Park, one of Dublin’s loveliest open spaces, in Donnybrook, and close to the city centre, is desirable.

The owners bought more than 20 years ago, when they obviously renovated and updated from top to bottom; up to two years ago they lived in it as their family home. The six-bedroom house has been rented for the past two years while they established themselves abroad, and now it’s for sale for €3.5 million by McNally Handy.

These semi-detached houses – they line one side of the leafy street – were built for a rather more gracious time, or rather one where Dublin’s emerging middle classes could afford several live-in domestic staff to keep house and light the fires including the one in the fine, room-sized reception hall.

Off that hall are two fine interconnecting rooms, both with fireplaces and divided by sliding doors. The back room opens out to the garden. There is another large reception room to the front. The kitchen is to the right off the hall and the owners went for an elaborate country-style look that was all the rage 20 years ago, with painted timber units, an Aga, island and custom-built pantry. It feels a little cluttered in what is a large room – new owners might scale the cupboards back a little. A dining area is in the bay window and there is a separate utility room.

The owners extended by adding two interconnecting rooms off the kitchen and opening out to the garden – but as the house is being shown unfurnished it’s difficult to see what they were used for; maybe family rooms or an additional dining area.

The six bedrooms are all good-sized, even the ones at the top of the house. The main bedroom on the first floor has a full-sized bathroom en suite and there is also a family bathroom and two more bedrooms on this level, and a separate shower room. At the top of the house, the three bedrooms share a bathroom.

The back garden is mature and private and there is off-street parking for two cars.
