BLACKROCK, CO DUBLIN €750,000:SELLING BY auction these days is rare because buyers tend to want to take their time and finance can be a difficult and lengthy process to organise, but a public auction is at least a clear way of establishing the market price of a property.
Agent Daphne Kaye has opted to auction an interesting Blackrock property, Beaumont Cottage in Beaumont Gardens, on May 2nd, and her AMV for the detached three-bedroom bungalow with separate coachhouse is €750,000.
The house – with 154sq m (1,660sq ft) – was built in the 1950s and bought by its present owners 19 years ago. They extended and refurbished it and it is now in walk-in condition throughout. Upstairs it has two double bedrooms and a bathroom; the third bedroom, with an en-suite, is downstairs.
There are three reception rooms, two interconnecting ones on one side of the double-fronted bungalow, and a family room on the other side. The owners extended the kitchen by adding an attractive dining area, with access to the back garden. Both the living room and the family room also open out on the back garden, which is beautifully planted and maintained, and bordered by lovely old granite walls.
Directly to its side is a pretty two-storey stone coach house that once belonged to Beaumont House, “the big house” in the area. When part of that estate was sold off some years ago to create Beaumont Gardens, the coach house was divided and half of it – 72sq m (775sq ft) – ended up as part of the Beaumont Cottage property. Downstairs it’s used as a garage and upstairs it has a small bedroom and bathroom at the back, as well as a good-sized office with its original leaded window to the front.
More interestingly, it has full planning permission to create a 186sq m (2,000 sq ft) house, and prospective buyers can not only see the plans of the proposed property, but also an architectural model showing its smart, contemporary design.
