Sherry FitzGerald is suggesting a guide price of £700,000 (€888,820) for a terraced two-storey house at 88 Carysfort Avenue in Blackrock, Co Dublin, to be auctioned on April 25th.

The four-bedroom house has an 88 ft back garden with a garage leading on to Brookfield Avenue where there is some scope for further development, according to the selling agents.

The 2,600 sq ft house, dating from the mid-19th century, has a good layout - with four almost square rooms at hall level currently used as drawingroom, diningroom, playroom and study. The drawingroom and diningroom, divided by high folding doors, have matching grey marble fireplaces. At the back of the house is a large kitchen-cum-diningroom with light oak units and patio doors to the garden.

Off the first floor landing an attractive arched doorway with a rope-effect carved surround and ruby red glass panes leads to the family bathroom. Next to the bathroom is the first of the bedrooms, a good-sized double.

On the first floor a spacious landing has a wide open archway leading to two bedrooms - the main room with its en suite shower room and a second smaller bathroom. The fourth bedroom is another large double room.

There is a small railed front garden, giving the house a narrow buffer between it and this busy stretch of Carysfort Avenue. Double-glazed replacement windows to the front cut down on noise, but take away a little from the appearance of such a handsome, double-fronted house.
