Four Dublin suburban sites with planning permission for nursing homes and an overall valuation of €9.8 million are to be offered for sale on an individual basis. Agents Knight Frank are handling the sale of the ready-to-go development sites at Mill Street in Dublin 8, Parnell Road in Dublin 12, Church Road in Swords and Haydens Lane in Lucan.
The Mill Street site extends to 0.57 of an acre and is located 1 km west of St Stephen’s Green. It has planning permission for a four to seven storey nursing home with 138 bedrooms extending to 56,845sq m (73,689sq ft) and 22 car parking spaces to be provided on an adjoining site. Knight Frank is guiding €2.75 million for the site which it says could be put to alternative uses such as student accommodation, offices, hotel, aparthotel or residential accommodation.
The 1.26 acres for sale at Parnell Road, located between Clogher Road and Aughavanna Road, are about 3.6 km south-west of Dublin city centre and include an 18,000sq ft (1,672sq m) building known as Menni House. Knight Frank is quoting €2.5 million for the property which has planning permission for a 147-bedroom nursing home. The agency suggests that the site could, alternatively, used for a variety of other developments such as student accommodation, an aparthotel or a residential scheme.

GP facility
The Swords site extends to 1.34 acres and includes four detached houses in need of upgrading at the junction of Church Road and Bridge Street, less than 120 metres from Main Street.
The selling agents are quoting a guide price of €2.75 million for the property, which has planning permission for a three-to-five storey over basement nursing home with 161 bedrooms.. The planned 89,544 sq ft (8,318sq m) development will include a retail and GP facility at basement level.
A previous planning permission which has since lapsed provided for the development of a slightly larger scheme, including a primary care centre, pharmacy and 60-bedroom nursing home.
The fourth and largest development site going for sale is located at Haydens Lane in Lucan, less than 2 km from Adamstown train station. An Bord Pleanála has cleared the way for the demolition of manufacturing and warehouse facilities on the 2.2 acre site and their replacement by a part one, two and three storey nursing home with 147 bedrooms and surface car parking for 39 cars. Knight Frank is guiding €1.8 million for the site which is expected to have extensive landscaped gardens.
