The former UPS offices at Tallaght Retail Park are guiding at €1.95 million through Savills. This equates to just over €50 per sq ft – a fraction of the construction cost
UPS occupied the upper floors of Block 5, while the ground floor was separately rented by Smyths Toys.
The now vacant office space extends to 3,540sq m (38,104sq ft) and is accessed via a double-height reception area on the ground floor.
A lift gives access to the upper floors, which are mainly open-plan with some cellular offices.
Tallaght Retail Park is within walking distance of The Square town centre, and offers ease-of-access to the M50, numerous Dublin Bus routes and the Luas Red line.
With a severe shortage of city centre office buildings on the market and sharply rising rents in the central business district, occupiers and investors are increasingly looking at well-located suburban offices.
David O’Malley of Savills says the office space at Tallaght Retail Park will appeal to cost-conscious occupiers and investors looking to create a high yielding investment.
