St Lawrence Road is one of Clontarf’s best addresses. The tree-lined street runs perpendicular to the seafront, which means you can be waterside in a matter of minutes.

Number 27 is on the left as you leave the promenade and enjoys a west-facing back garden, its quarry-tiled garden path having faded as a result of the direct sunlight.

It’s a fine period home that has been returned to family use by its owners. When they bought it in 2013 it was laid out in five bedsits and two apartments, and needed complete modernisation. But its 11ft ceilings, smart coving and interconnecting reception rooms had good proportions and were full of light. They paid €505,000 for it, according to the Property Price Register.

All these features remain, but it is now in walk-in condition starting with a black and white chequerboard tiled hall.

The reception rooms are painted a restful forest green, Puck, one of many colours by the Little Greene Paint Company that is far more soothing to look at in real life than in the photographs.

The living room is to the front and has a wood-burning stove set into its fire surround, while fold-back interconnecting doors lead through to a music room. There is an engineered Brazilian hardwood floor underfoot and the entire ground floor is warmed by underfloor heating. The house also has gas-fired central heating featuring radiators, some hidden behind stylish cabinets, but is Ber exempt.

There is plenty of useful space in the hallway leading through to the large, bright kitchen; a guest toilet, a cloakroom and easy access to both the manifold and water tank.

The family bathroom is on the hall return and is wallpapered in a toile de jouy motif. Beside it is a small but useful laundry room with a window and a vent.

There are two bedrooms on the first floor where ceiling heights are 12 ft. The main room extends the width of the house, is painted a royal navy blue and has a surprisingly spacious shower en suite bathroom, which also has a window.

The third double, also en suite, is on the first-floor return where a full-size staircase leads up to an attic room and adjoining shower room.
