Arriving at Santry Demesne is like departing traditional Dublin for an altogether more futuristic one, where the typical village model has been replaced with a retail park-inspired version. Everything you might need, from a gym to a garden centre, coffee shop to dry cleaners is all within a few minutes walk.

But here’s the twist. It all sits on 265 acres – not what you expect of your average retail park. A third of the land, a whopping 87 acres, has been given over to parklands, playing fields, river walks and walled gardens.

There’s even a lake with resident ducks, all within a short stroll of Cedarview, the first scheme of houses in this location which is already home to about 1700 apartments.

Residents love its linear park with greenway cycle paths along the banks of the River Santry that lead to its many playing fields and sports stadium with running track.

Cosgrave Developments is selling 25 four-bed homes here, some of the first houses on these lands. Buyers will be in their new homes by Christmas, says Mick Cosgrave.

Picture windows

The units are sizeable and large picture windows from Munster Joinery flood light through.

There are two house types to view, mid- and end terrace. The mid-terrace option is 143sq m/1540sq ft and measures 4.1m wide. The extra width is noticeable in the living room where there is room to install a large L-shaped sofa.

The kitchen, to the rear, has units by Cawleys, and is fitted with Zanussi appliances. It has a separate utility also fitted with a washer and drier as standard.

Outside, through a large format sliding door, the garden comes landscaped and the terrazzo-style patio paving helps create an outdoor room feel, especially in the showhouse where there is an electric Rilow awning and cool outdoor furniture from The Outdoor Scene at Horkans in The Glen of the Downs.

While not standard they do help paint a sunny picture. All units come with electrics for an electrically operated awning, an outdoor double plug socket and outdoor lights that flank each side of the glass doors. These homes are asking from €465,000 through agent Hooke & MacDonald.

Fresh thinking

As with all Cosgrave developments there is great attention to detail, and fresh thinking, including an on/off switch to manage the solar panels; an on/off switch for the outdoor electric car charging point, and a pay-as-you-go electricity option that can be managed from your phone. The showhouse interiors have been designed by Brian S Nolan Interiors.

The second style, an end-of-terrace unit, measures 159sq m / 1717sq ft, is more than 6m wide and has dual aspect kitchen and living rooms. Asking from €525,000 there are six of these on sale.

The bedrooms throughout have cabling for computers and TVs as well as USB ports in the plug sockets. The attics come floored with a pull-down ladder for access. When complete the estate will comprise 104 homes.

“Price is the home hunter’s biggest consideration,” says Mick Cosgrave. “After that it is connectivity and community.” This development ticks all of these boxes.
