A development site with full planning permission to build 158 homes and a creche has come to the market in Blackrock, Co Louth, seeking €3.25 million. The coastal site has permission for a range of home types, including apartments and houses.

The site is in the coastal area of Cois Farraige, about 1.2km west of Blackrock village, and is situated at the corner of Rock Road and the Old Golf Links Road. The area provides direct access onto the Dublin Road, which is one of the main arterial routes to the M1 motorway, connecting Louth to Dublin.

The site has full planning permission for the development of 158 residential units and a creche facility. The planning includes a selection of 99 houses, 13 duplexes and 46 apartments, and thus offers an attractive opportunity to acquire a residential zoned site in a desired residential suburb.

The site is zoned Residential Phase 1 – “to protect and improve existing residential amenities and to provide for infill and new residential developments’’ under the Dundalk and Environs Development Plan.

Peter Garrigan, of selling agent CBRE, said: "The sale of these lands will provide the eventual purchaser the opportunity to deliver a residential development in a highly desirable coastal location. The mix of housing types will greatly appeal to an array of homeowners."

Nearby amenities include Marshes Shopping Centre, Dundalk Institute of Technology, Blackrock cove and beach, as well as a selection of local retailers and coffee shops that Blackrock village has to offer.

Dundalk is about a five-minute drive away, about 4.3km north of the site. Dublin city centre is about a one-hour drive south via the M1, and the area is connected by public transport with Dundalk train station, located within a 10-minute drive, providing services to Connolly Station in Dublin, Drogheda and Belfast. There are also a number of regular public bus services that run through Dundalk town centre.
